Quispamsis Council Approves Terrace Home Community

A proposed terrace home community in Quispamsis has received the green light.

Council gave third and final reading to a rezoning application for the project Tuesday night.

KV Custom Homes plans to build 44 terrace homes along Pettingill Road near Heritage Way.

Owner Andrew McIntyre said their goal is to create a quiet retirement neighbourhood that is inclusive of an aging population.

While homeowners would maintain their own home and any part attached to it, a monthly “maintenance” fee of $150 to $175 would cover snow removal, lawn care, and well maintenance.

Several nearby residents raised concerns about the project during a public hearing in March.

Among their concerns are increased traffic and the potential impact on well water access.

McIntyre noted that they cannot move ahead with the project until they have water and traffic studies.

“We will be doing a water study to determine we have the proper amount of water for what we would like to build,” he said.

McIntyre said he knows some residents are concerned about the loss of green space and assured them they want to keep as much as possible.

According to the developer’s agreement, the work will be done in three phases. Construction of phase one must be completed by Aug. 1, 2024, and all three phases must be done by Aug. 1, 2028.
