Tips for Small Renovations When Purchasing a Home

One of my favorite things about real estate is watching buyers turn a house into their home. There’s something truly special about taking a new space and infusing it with your own personality, style, and vision. And what makes that transformation even sweeter? When you can get it done on a budget—without it looking like you did it on a budget.

This year, I had the joy of helping two clients do exactly that. Both had recently purchased homes with kitchens that felt outdated and uninspiring. They wanted spaces that felt modern, polished, and custom—but without the hefty price tag that usually comes with a full renovation. I love a challenge, so of course I said, “Let’s do this!”

We started with measurements, conversations about style, and—my favorite part—shopping trips. (It’s always more fun when you’re spending someone else’s money!) Both clients wanted kitchens that looked elevated and intentional, not “boxy” or cookie-cutter. To make that vision a reality, I teamed up with my very talented carpenter—who also happens to be my brother. Together, we mapped out what could be refreshed, what could be completely transformed, and where we could stretch the budget for maximum impact.

The results? Two stunning kitchen makeovers completed to each client’s exact specifications—and both for under $8,000. Yes, you read that right. In a world where kitchen renovations can easily climb into the tens of thousands, thoughtful planning and smart choices can still create magic without draining your bank account.
